We want to be true to the historical integrity of our existing house, but also pursue major renovations with a desire to upgrade to modern systems and infrastructure. Are you able to handle that type of construction project?

WestMark has over 20 years of experience dealing with the unique challenges of blending existing structures together with new structures to create seamless and natural looking home additions.  The hallmark of a well done addition is that it is assumed to have been all original construction once the addition is completed.  We are proud of the many examples of this within the WestMark portfolio of home addition projects!

We are interested in environmentally sound and sustainable building practices. How does WestMark reflect those goals with regard to our home building project?

The overriding consideration when building "green" is to construct a structure that is built to last, uses energy efficient and renewable materials where possible and enforces a labor ethic that demands attention to detail without cutting corners.  Examples of environmentally friendly practices include the installation of efficient heating and cooling systems that reduce the cost of ownership and emissions, as well as the selection of high performance windows and the use of energy efficient exterior finishes.  WestMark also uses deconstruction techniques aimed at recycle and re-use of materials.

What is the process for permits, licenses, insurance and other government regulatory requirements associated with our home building project? How can we be sure that we are in compliance?

This process varies depending upon the location and scope of your project.  We have years of experience satisfying these types of requirements in the locales where we operate and a detailed understanding of what is necessary.  Our relationships with officials in these municipalities also helps to minimize bureaucratic delays in the project schedule and ensures that nothing will be missed.  You can relax in the knowledge that WestMark handles all permitting, inspections and paperwork necessary for your project, from start to finish.

How is a budget and schedule determined for our project? How can we be sure that our home building project will be on time and within budget?

A.

WestMark will put together a budget and specifications after talking with you about your goals and desires for the project.  Other inputs include a review of the site and/or structure, review of the architectural plans, and the use of input from subcontractors and vendors with regard to the cost details and scope of the project.  Once the schedule is built and the project is underway, you will be kept informed with regular and frequent communication throughout the construction process.  Our years of experience building in these locales and an up to date understanding of the cost of materials, labor and permitting requirements ensures accurate assessment of cost and budget predictions for any given project.  WestMark has a solid and lengthy track record of delivering projects on time and within budget without sacrificing quality.

How are we kept informed with regard to construction costs and spending during the course of our home building project?

A.

Billing occurs once a month in arrears and no money is ever requested until the work is completed for that cycle.  A monthly draw report is provided to our clients identifying the vendor or contractor that was paid, the work that was completed, and the budget category associated with that expenditure.  Detailed invoices and form of payment for each expenditure are included in the draw. A monthly budget report is included allowing for clarity regarding what is being spent versus what has been budgeted.  This allows for real time tracking of project spending and timely reflection of any departure from budget constraints.  These transparent and detailed billing practices bring a high level of confidence to our clients and also to any lending institutions involved with the project.

How is financing of our project handled?

WestMark can put you in contact with any number of lending institutions that we work with on a regular basis.  We are also happy to work with the lender of your choice and will provide them with any paperwork they require such as plans, specifications, budget, contractor's license, corporate liability insurance etc.
